Bernhard Gröger is an asset manager in MEAG's Real Estate International team, responsible for office properties in Sweden and Belgium. It is important to be on site regularly in order to conduct contract negotiations, accompany structural changes and initiate new projects in order to provide comprehensive support for the properties. Although the colleagues are also in constant digital contact with the local property managers and tenants, personal contact is also crucial for a close and trusting business relationship. "Our tenants are our customers, with whom we work in partnership. The tenants appreciate the personal exchange very much". MEAG receives support from the local property managers who are familiar with the culture and special features of the countries.

Most recently, Bernhard Gröger visited the Waterfront Building in Sweden, the most climate-friendly building in Stockholm's central business centre. The office property was acquired from MEAG in 2009 for the special real estate fund MEAG EuroPro and is fully let. Tenants include embassies, Essity (including the Tempo brand) and restaurants.
  

The building covers an area of 26,000 m² spread over 11 floors - including a fantastic panoramic view of the Swedish capital.  With its elegant form, the building is not only a highlight from the outside - the Waterfront Building is LEED Gold (Leadership in Energy and Environmental Design) certified in the categories energy efficiency and user-friendliness. The LEED model is an internationally recognised certification system and sets global standards in the development and planning of so-called "Green Buildings".

The Waterfront Building has a very low CO2 footprint: sustainable building materials were used, the property is supplied with green electricity and the building also relies on natural regenerative resources. For cooling the Waterfront Building, for example, water from the nearby Lake Mälaren is used. In addition, the tenants and their employees are provided with electric cars, electric scooters and bicycles.
